Why we are different

Bad builds blow up for the same three reasons. We exist because those reasons are preventable.

No single point of accountability

When the architect, engineer, and contractor are separate parties, problems fall through the cracks between them. Our design-build model puts one team on the project start to finish.

A builder who doesn't understand coastal

FEMA elevation, wind loads, substantial improvement triggers, Pinellas permit sequencing. If your builder treats these as side notes, your project will stall. For us, they're the starting point.

iii.

A salesperson, not a builder

The person who sold you the project disappears after the deposit. David Gayhart, our licensed GC and owner, runs every project himself — and is reachable through the entire build.

What You're Signing Up For

From your lot to your front door, in five phases.

A custom home takes nine to fifteen months from contract to keys. Here's what those months look like.

i.

Discovery & Feasibility

We confirm what's actually buildable on your lot — zoning, flood elevation, setbacks, budget — before anyone draws anything.

ii.

Design & Engineering

Architecture, engineering, and construction planning happen together. Every decision is tested against code, constructability, and budget before it's locked.

iii.

Permits & Pre-Construction

We run the city: applications, plan review, FEMA compliance, floodplain or historic district review. You don't manage permits. We do.

iv.

Construction

Site prep through finishes. One team accountable for delivery. You get a schedule, regular updates, and direct access to David throughout.

v.

Closeout & Warranty

Final inspections, walkthrough, handoff. After move-in, you still have a builder you can reach.

The Wrong Builder Can Sink the Project

FEMA & flood elevation

Base flood elevation plus freeboard isn't optional. We design to current FEMA standards from the first sketch — not as a retrofit after permitting flags it.

Wind load & shear engineering

Coastal wind loads change the structural math on every project. Elevated construction adds shear-force demands most builders aren't equipped to plan around.

Substantial improvement rule

Renovating past 50% of a home's value triggers full code compliance — including elevation. After Helene and Milton, this rule is forcing rebuild decisions across Tampa Bay.

Permits & plan review

Pinellas County permit sequencing, plan submittal, electronic review, inspections. We handle the city so you don't have to.
